West Kelowna townhouse development needs changes: Council

City staff has several concerns about the development

A townhouse project planned for the Shannon Lake neighbourhood is on hold until the developer makes changes to the proposal.

Chilliwack-based Gatehouse Design and Developments, which bought the property three years ago, wants to build 58 townhomes on a hillside lot at 3401 Sundance Dr.

City staff has several concerns including a turnaround and loading space, parking space, and an area to deposit snow during the winter until it can be hauled offsite.

Coun. Rick de Jong picked up on the snow removal issue.

“You’re going to be scraping the road every hour and hauling it offsite, it’s not realistic to me, I’m sorry. Here in the Okanagan that happens, in the Fraser Valley maybe not.”

Gatehouse president Mike Shepherd told council he understands the challenges.

“Hillside is kind of one of our fortes. We understand the constraints and difficulties that come with this.”

Concern was also raised about laneways into the property being used for parking and potentially hindering access for emergency vehicles.

Staff noted it would be up to the development strata to enforce no parking rules.

de Jong added he hopes Gateway will make changes.

“I think it’s a good development. I’d like to see it move ahead but it does have some issues that need to be addressed first.”
